Real Estate Investing With No Money Down ๐Ÿ˜๏ธ

Although the U.S. economy is headed into a recession, there are still plenty of opportunities to invest. I mentioned real estate in a previous post, and we’ll go into more detail here. ๐Ÿ˜๏ธ
I’m not recommending you buy real estate anywhere. Some markets are more attractive than others. With mortgage rates rising fast, it’s important to ensure your investment makes sense. Finding a fairly priced investment property in San Francisco or Phoenix is more difficult than finding one in Winston-Salem, North Carolina or Harrisburg, Pennsylvania. This article has a list of some locations with investment potential.
However, making a real estate investment takes several different skills. The first among these skills is financing. ๐Ÿ’ต Most of us can’t make a cash only offer, and we probably can’t even afford a large down payment. However, there are ways to buy a property so you don’t have to use any of your own money. Real estate is no longer a niche only for the wealthy. If you develop a good strategy, you can buy an investment property to increase your income, too. ๐Ÿ’ฐ
1. Partnership. ๐Ÿ‘ฉ๐Ÿฟโ€๐Ÿคโ€๐Ÿ‘ฉ๐Ÿฝ
If you find someone to partner in a real estate deal with, you might not even have to put any of your own money down. If you bring the knowledge and research and they bring the capital, they may be willing to provide the down payment in exchange for your expertise and management of the process.
2. Asset Based Loan. ๐Ÿ“ˆ
If you have assets, you can secure an asset based loan against them in order to fund a down payment. This prevents you from having to sell your investments and pay capital gains taxes.
3. Assume an existing mortgage. ๐Ÿ’ฒ
If you find a seller in distress, sometimes he or she will allow you to pick up the mortgage instead of selling the property to you (this might be the case if the property is financially underwater). The seller might even lease the property back from you. This could be an excellent opportunity because it requires no down payment and may provide immediate cash flow.
4. Seller Financing. ๐Ÿ’ต๐Ÿ’ต
If a seller is in a strong position and has a lot of equity, they might be willing to finance the loan themselves. That way, you wouldn’t have to make a down payment. You would agree to a payment plan instead.
